What is the definition of FF&E vs OS&E and Hard finishes?

FF&E is the abbreviation for “Furniture, Fixtures & Equipment”, meaning movable items required for the furnishing of the hospitality project. “Hard finishes”, means the permanent finishes and fixtures which generally forms part of the built environment. There are exceptions to the rule, such as decorative wallpapers, chandeliers and pendants which, although fixed items, still fall under FF&E.

OS&E is the abbreviation for “Operating Supplies & Equipment”, meaning the hotel operator or owner`s elected operational smalls and equipment. The list is extensive and varies between hotel type and service level. For instance, a luxury full service hotel targeting top tier business executives, politicians, celebrities and affluent clientele may demand an impressive list of in-room guest amenities.
